Poznan residential market analysis of June 2007

Prices in Poznan have been shooting up for several months now and this was no different in June. The city returned to the leading position far ahead of the other conurbations. Currently, a square metre for a flat we have to pay on average 7255 PlN, i.e. 9% more than a month ago, or on average 601 PlN more. What will happen in the future?

We can expect the situation to calm down in the coming months. Poznan has drawn level with Wroclaw and is not far behind Tri-City and Krakow. Any further increases similar as in the case of the other conurbations will be the effect of the introduction of new projects rather than increases in the prices of properties already on sale.

After the revival in May, Krakow was clearly much calmer. The average price is 7990 PLN/m2. This means an almost unobservable fall in prices 0.04%, i.e. 3 PLN. Everything points towards the situation in Kraków becoming much calmer. redNet Consulting indicators confirm this trend. We can expect prices to achieve equilibrium, although thanks to growing supply the size of the market as a whole will grow.
